Subletting

Can I sublet my apartment?

Yes, you can sublet your apartment, but only after 6 months from the date of moving in.

How to sublet your apartment

If you want to sublet your apartment, you must submit an application to us. An example of a valid reason for subletting is studying or working elsewhere. As soon as we have processed your application, you will receive a written reply from us. Under the Rent Act, you have the right to sublet your apartment for an agreed period as long as you have our permission. Feel free to contact us if you need help. Subletting during the notice period

It is not possible to sublet your apartment during the notice period.

Fees

Why are there mandatory fees?

It varies from project to project but often electricity and hot water are charged according to individual consumption. Usually there is an agreement drawn up for TV and broadband for the whole house at a favorable cost to the tenant.

Balcony

Can I install an awning over my patio or balcony?

No, unfortunately you cannot install an awning over your patio, balcony or other window. When a house is built, measurements are made of the impact of solar radiation in the apartment and in the apartments where the solar energy provides a lot of heat, we install sun protection/shields. Instead, we recommend blinds or curtains for protection.

Can I use balcony boxes?

For safety reasons, balcony boxes should be installed on the inside of the balcony rail.

Defaulting on payments

I have payment defaults. Can I rent an apartment at Slättö?

You are welcome to apply for an apartment together with a guarantor in good financial standing and an individual assessment will be made.

Contributions

Why does Slättö not accept certain grants?

Slättö Förvaltning AB has taken an active policy decision where each tenant should primarily be able to pay their rent with their earned income. This means that we unfortunately cannot approve financial contributions as a security linked to the tenant's ability to pay.

Slättö's approach to approving income may eventually change, but for now we are committed to the current policy.

Fire alarms

What should I do if I don't have a smoke alarm?

It is the property owner's responsibility to ensure that all apartments are equipped with a working smoke alarm. The tenant/resident is then responsible for ensuring that it works. If you are missing or do not have a working smoke alarm, you should contact the fault report.

What should I do if my smoke alarm is broken?

Contact service notification and we will help you further. It is the property owner's responsibility to ensure that all apartments are equipped with a working smoke alarm. It is then the responsibility of the tenant/resident to ensure that it works.

Broadband

Info on TV/Broadband?

In most projects there is a contract drawn up for TV and broadband for the whole building at a favorable cost to the tenant.

What should I do if my internet or TV goes down?

Do I need to cancel my broadband and TV subscription when I move out?

If you have an "extended" subscription, contact Telia (see latest invoice for details). Otherwise, you do not need it.

Cost of electricity and hot water?

This is billed according to your individual consumption.

Do I contact the electricity company myself or is it done automatically?

In projects where there are ready-made contracts, you do not need to contact the electricity company before moving in.

Can I take photos at the shows?

Storage room

Why are some storerooms inside the apartment?

One of the reasons is to have fewer public areas. This gives residents a safer home but also cheaper operating costs for maintaining heating, for example. The properties being built are designed not only to meet today's environmental requirements but also for the next 15 to 20 years, which will mean stricter requirements for the consumption of heat, for example.

Our responsibility is to build properties with future requirements and with that comes a change in our behavior to live in our homes today.

Home insurance

Why do I need home insurance?"

Burglary, fire or water damage can happen to anyone. You risk being liable for compensation if, for example, your aquarium or washing machine starts leaking and there is damage to your apartment, a neighbor's apartment or the property in general.

Domestic animals

Can I have pets?

Domestic cats, dogs and small animals are allowed and you are responsible for ensuring that nothing is destroyed in the apartment, stairwell, surroundings or that the animal causes disturbance. You may not have an outdoor cat.

Landlord

Can my landlord enter my apartment?

We as a landlord have the right to enter the apartment if we make an agreement about this with you as a tenant before the visit, in all emergency situations (such as in case of fire, flooding or similar), or when we have a legal right to enter your home with the help of the bailiff.

Rent

What does the rent include?

The rent includes your right to live in the house, as well as access to all common areas and the yard. The rent also includes any repairs made to your house or flat (unless you or a guest of yours has broken something or otherwise caused damage to the house/flat).

Why is the rent so high?

Newly built apartments with a high standard have a higher rent than apartments in the older stock with a lower standard. The landlord is responsible for the maintenance of the property

Moving in

When can I move into my new apartment?

As a general rule, you have the right to move in at 12:00 on the first day of the lease - usually the first day of the month. However, if that day is a Saturday, Sunday or other public holiday, Midsummer Eve, Christmas Eve or New Year's Eve, you cannot move in until the next working day.

Income requirements

What are the income requirements?

Slättö's income requirements may vary depending on the property and location. In general, the income requirement is that the gross monthly household income should exceed the monthly rent times 2.5.

Residents

What are the rules for temporary residents?

Tenants can have boarders as long as they comply with Slättö's requirements on the number of people who can live in the same apartment:
  • 1ROOM: Two adults or one adult and one child.
  • 2ROOM: Two adults and one child.
  • 3ROOM: Two adults and two children.
  • 4ROK: Two adults and three children.
  • 5ROK: Two adults and four children.

Registration of interest

What happens after I submit an expression of interest?

We check that the apartment is available at that time. Then we ask you to provide proof of employment or income for the last 3 months. The apartment is not reserved until the contract is signed.

How long do I have to wait for an answer?

We are occasionally busy after the screenings and unfortunately cannot give an exact response time. If you have not heard anything within 5 working days, please check your spam inbox or contact us again at   uthyrning@slatto.se.

Can I furnish the loft?

Unfortunately, you are not allowed to furnish the loft due to fire safety reasons.

Apartments

Is the apartment selector not visible from your phone?

In case the apartment selector is not optimally visible on your mobile phone, we recommend that you access the apartment selector via a computer.

How many apartments are left in number?

You apply for an apartment by registering your interest in the property on our website. Each project has its own page where available apartments are displayed. We recommend that you access the website via a computer.

How do I apply for an apartment?

You can find specific information on each project page on how to apply for an apartment in that project. You can always contact us at uthyrning@slatto.se in case of questions.

Can I choose my own apartment or will I be assigned one?

You can make a request for a specific apartment, if someone else has expressed interest before you, we will try to offer as similar an apartment as possible.

Will there be more housing in the future?

All information about future projects can be found on our website.

Can you send an email with pictures and information about specific apartments?

All information such as rent and floor plan can be found on the website. Unfortunately we do not have pictures of specific apartments, but all have the same standard and finishes.

Where can I find the floor plan of the apartment I am interested in?

On our website. Each project that is currently for rent has an apartment selector where you can see the floor plan of each apartment.

When can I move into my new apartment?

You can find specific information on each project page on how to apply for an apartment in that project. You can always contact us at uthyrning@slatto.se in case of questions.

Can I renovate my apartment?

When you move out, the apartment must be restored to its original condition by the tenant. Always ask uthyrning@slatto.se before starting your own renovation.

Can I repaint my apartment?

Yes, but tenants should be aware that they may be required to restore the apartment to its original condition when they move out.

Furnishing

Can I furnish the loft?

Unfortunately, you are not allowed to furnish the loft due to fire safety reasons.

Can I have my balcony/patio glazed?

No, this is subject to planning permission and cannot be done for individual apartments.

Noise

How do I deal with noise in my property?

With the quiet of the evening, everyday sounds can become clear and disturbing. Regardless of the time of day, you do not have the right to play music, nails or other noises loud enough to disturb others. Show extra consideration between 22.00 and 08.00.

You should inform your neighbors well in advance of your party. In addition, be sensitive to any complaints from your neighbors during the party. If you find a neighbor disturbing you, feel free to contact the person concerned yourself. If this feels uncomfortable, you can turn to Felanmälan.

What should I do if my key fob stops working?

Parabola

What if I want a satellite dish?

Satellite dishes may only be placed on the balcony, inside the balcony railing of your own apartment. Mounting is not allowed on the facade of the property or in the balcony slab. This also applies to window and door frames. If in doubt, contact your manager before setting up your satellite dish.

Parking

Can I rent a parking space near my apartment?

In most of Slättö's houses, it is possible to rent parking or garage spaces in the immediate vicinity. Register your interest by sending an email to uthyrning@slatto.se.

Where can I find the floor plan of the apartment I am interested in?

On our website. Each project that is currently for rent has an apartment selector where you can see the floor plan of each apartment.

Renovate

Can I renovate my apartment?

When you move out, the apartment must be restored to its original condition by the tenant. Always ask uthyrning@slatto.se before starting your own renovation.

Smoking

If I am a smoker or have a guest who smokes, what should I consider?

Smoking is not allowed in your home, on the balcony or in public areas of the property such as stairwells, elevators, basements and laundry rooms. Residues from ashes, cigarette butts or matches must be properly extinguished and disposed of in the designated non-combustible container. You as a tenant are always responsible for your guests and their behavior when you welcome them to your home and our houses.

Pests

What should I do if I discover pests in my apartment?

If you discover pests in your home, you are obliged to contact immediately service notification. Pests can easily and quickly spread to other apartments in the building and become a major problem for many residents.

Malicious damage

Where do I go as a tenant if something breaks?

If something breaks in your apartment, you see something broken in the house or in the yard, contact the service notification immediately. Service notification can be found here.

Management of bulky waste?

Stairwells

Why am I not allowed to place objects in the stairwell?

No private items should be placed in the common stairwell or in any public areas. This is for security reasons.

Dismissal

Subletting during the notice period

Subletting during the notice period is not allowed.

Do you take into account the notice periods on my current accommodation?

If you wish to move in, we will try to accommodate you as far as possible.

What to do if I give notice of termination of my apartment

You email your name, social security number and apartment number and inform us that you wish to cancel the apartment. Email address: uthyrning@slatto.se.

What is the notice period?

Three months.

When do I have to move out of my apartment?

In the vast majority of cases, three months. In case of uncertainty, please refer to your rental agreement.

Will there be more viewings? Do I have to go to a viewing to get an apartment?

All information about viewings will be posted on the website. You do not need to attend a viewing to sign a contract for an apartment.

Can I take photos at the shows?

Yes, it is.                                                                                            

Heat

I think it is too cold in my apartment. What should I do?

How you have furnished your home affects the indoor climate more than you think. A good tip is to never place furniture in front of the radiators. This is to allow the heat radiation to enter the room freely and also to counteract any cold drafts from the windows. It is also true that the perception of a room's temperature varies between individuals.

Slättö's modern houses are equipped with automatic control systems that regulate the heat, so it may take a few days during major weather fluctuations for your indoor temperature to stabilize. You are of course always welcome to contact fault report if you think your apartment is too cold!

I think it is too hot in my apartment. What should I do?

You can always open windows and ventilate your home. Don't forget to turn off the radiators. The perception of a temperature is individual and depends on what we do. In fact, there is a difference of up to 2 degrees if you are standing up than if you are sitting down and resting. Regardless, you are of course always welcome to contact service notification if you feel it is too hot in your apartment.

The radiators in my apartment are cold, are they not working?

The heat in the radiators is centrally controlled and in the summer months they can feel cold, wait for cooler outside temperatures and see if the radiator gets hot. If not, contact service notification.

WELL-BEING RULES TO FOLLOW - FOR EVERYONE'S SAKE

Balcony boxes

For safety reasons, balcony boxes should be installed on the inside of the balcony rail.

Cars

The courtyards and walkways in our neighborhood are not intended for car traffic. They must be quiet and safe for residents. Ambulance and fire brigade must be able to move around unhindered. Exceptions are made when moving in and out, when it is allowed to drive forward for the transportation of heavy and bulky objects. Parking is only allowed in designated areas. Do not wash your car in the street or yard outside your house, as this disturbs neighbors and destroys nature.

If you want to rent a parking space or garage, contact your manager.  

Fire alarms

It is the property owner's responsibility to ensure that all apartments are equipped with a working smoke alarm. The tenant/resident is then responsible for ensuring that it works. If you are missing or do not have a working smoke alarm, you should contact Felanmälan.

Bicycles

You can place your bike in one of the bike racks located in the courtyard. There are also designated areas for bicycle storage, in which case the bicycle is kept in a locked and dry area.

Grilling

For fire safety reasons, barbecues are not allowed on the balcony. Grilling must be done in the yard in devices designed for grilling. Clean up after yourself when you have finished grilling and do not throw away glowing coals as there is a risk of fire.

Home insurance

The person in charge of the rental contract is always responsible for what happens in and around the apartment. You must take out home insurance for your apartment.

Domestic animals

As a tenant, you are responsible for any pets. This includes, among other things, ensuring that the pet does not disturb the surroundings, pollute or rest in connection with entrances, in stairwells, in playgrounds or the like. Pets must be kept on a leash outdoors within the property and the residential area in general. Indoor cats, dogs and small animals are allowed. You may not have an outdoor cat.

Noise

With the quiet of the evening, everyday sounds can become clear and disturbing. Regardless of the time of day, you do not have the right to play music, nails or other noises loud enough to disturb others. Show extra consideration between 22.00 and 08.00.

Order in public spaces

Slättö Förvaltning is responsible for order and cleaning in entrances, stairwells and outdoors in our courtyards. Your participation is necessary for both comfort and safety. No objects may be stored in the entrance or in the stairwell as it entails a high fire risk, makes it difficult to evacuate if there is a fire and prevents stair cleaning. Accessibility and fire safety always come first.

Satellite dishes

If you discover pests in your home, you are obliged to contact Felanmälan immediately. Pests can easily and quickly spread to other apartments in the building and become a major problem for many residents.

Graffiti and destruction should be reported to Service notification.

Sopor

As a tenant, you are obliged to follow the landlord's instructions regarding waste management. Bulky bulky waste, such as furniture and large packaging, must be taken to the municipality's recycling center. Waste left in the property in violation of these provisions will be removed at the tenant's expense.

Smoking

It is not allowed to smoke in your apartment, on the balcony or in public areas of the property such as stairwells, elevators, basements and laundry rooms. Smoking should take place in our designated smoking zones.
