How should I think about what I flush down the sink/WC?

You as a tenant have a duty of care According to the Rental Act, there is also a new law since January 1, 2024 that describes the management of edible fats and oils. It must not be poured down the drain, but needs to be sorted as food waste or left at a recycling center. To help both you and us, you will find the attached document below with useful information on how to think about flushing in your toilet and handling cooking fat when cooking.

For example, neglecting your duty of care as a tenant could mean flushing things down the drain that should not be there. This in turn can lead to costs for restoration, which both we and you reasonably want to avoid. We therefore want to help you as a tenant to take care of your accommodation in the best possible way.

Can I use balcony boxes?

For safety reasons, balcony boxes should be installed on the inside of the balcony rail.

What should I do if I don't have a smoke alarm?

It is the property owner's responsibility to ensure that all apartments are equipped with a working smoke alarm. The tenant/resident is then responsible for ensuring that it works. If you have no smoke alarm or one that does not work, you should make a service notification here

Why do I need to take out home insurance?

It is important that you have home insurance. Burglary, fire or water damage can happen to anyone. You risk being liable for compensation if, for example, your aquarium or washing machine starts leaking and there is damage to your flat, a neighbor's flat or the property in general.

Can I have pets?

Domestic cats, dogs and small animals are allowed and you are responsible for ensuring that nothing is destroyed in the apartment, stairwell, surroundings or that the animal causes disturbance. You may not have an outdoor cat.

What are the rules for temporary residents?

Tenants are allowed to have lodgers as long as they comply with their duty of care, have a good living environment at home and comply with the Swedish National Board of Housing, Building and Planning's standards on the number of people allowed to live in the same apartment. The list below is based on how it should look in each apartment size to be able to maintain a good indoor environment and avoid overcrowding that can lead to problems.

  • 1ROOM: Two adults or one adult and one child.
  • 2ROOM: Two adults and one child.
  • 3ROOM: Two adults and two children.
  • 4ROK: Two adults and three children.
  • 5ROK: Two adults and four children.
Can I repaint my apartment?

Yes, if it is done professionally in a neutral color, but you as a tenant must be prepared that the apartment may be required to be restored to its original condition when moving out. Always contact us beforehand at uthyrning@slatto.se

Can I furnish the loft?

Unfortunately, you are not allowed to furnish the loft due to fire safety reasons.

How do I deal with noise in my property?

With the calm of the evening, everyday sounds can become obvious and disturbing. Whatever the time of day, you are not allowed to play loud music, spike or make other noises loud enough to disturb others. Show extra consideration between 22.00 and 08.00.

You should inform your neighbors well in advance of your party. In addition, be sensitive if your neighbors make complaints during the party. If you feel that a neighbor is being disruptive, you should first contact the person concerned yourself. If you feel uncomfortable, you can contact us at uthyrning@slatto.se

Can I rent a parking space near my apartment?

In most of Slättö's houses, it is possible to rent parking or garage spaces in the immediate vicinity. Register your interest by sending an email to uthyrning@slatto.se.

Where can I find the floor plan of the apartment I am interested in?

In our new developments we usually have them on our website. In older stock, there are rarely floor plans for individual apartments. You can always contact us at uthyrning@slatto.se if you cannot find it on our website.

Can I renovate my apartment?

If you wish to make changes to your accommodation during your stay, you must always ask us as your landlord first. Major interventions may not be made in the apartment. If you move out, you may be liable to restore the apartment to its original condition. Always ask uthyrning@slatto.se before starting your own renovation.

If I am a smoker or have a guest who smokes, what should I consider?

Smoking is not allowed in your home, on the balcony or in public areas of the property such as stairwells, elevators, basements and laundry rooms. Residues from ashes, cigarette butts or matches must be properly extinguished and disposed of in the designated non-combustible container. You as a tenant are always responsible for your guests and their behavior when you welcome them to your home and our houses.

Management of bulky waste?

Bulky waste and large packaging are usually left at the recycling center. Other questions about bulky waste: see your municipality's website.

Do you take into account the notice periods on my accommodation that I have today?

If you wish to move in, we will try to accommodate you as far as possible.

Can I install an awning over my patio or balcony?

No, unfortunately you cannot install an awning over your patio, balcony or other window. When a house is built, measurements are made of the impact of solar radiation in the apartment and in the apartments where the solar energy provides a lot of heat, we install sun protection/shields. Instead, we recommend blinds or curtains for protection.

Cost of electricity and hot water?

In our newly built apartments, we usually have individual metering and billing of household electricity and water. In older properties, heating and water are usually included but you have your own electricity subscription. Each property has its own rules, so if you are unsure, we recommend that you check your lease or contact us at uthyrning@slatto.se

Subletting during the notice period

It is not possible to sublet your apartment during the notice period.
